The house is 15 minutes drive from Sarlat, one of the Dordogne's most attractive and lively towns, and close to all the river-based and historic attractions of the valley: canoeing, castles, gardens and an endless choice of restaurants! It's only a short drive to the village of St Geniès with shops, restaurant, riding facilities and tennis courts, while Montignac, 8 km, offers more shops and bike hire. Nearest golf course Souillac, 20 km. International airport Bergerac: 70 km.

This charming house, adjoining FDE246 and the owners’ house, sits on a quiet lane surrounded by beautifully kept gardens leading to woodland where you are free to wander. This traditional limestone cottage has retained all of its character with exposed beams and a large “cantou” fireplace while providing a comfortable home from home. A private terrace with BBQ at the back offers lovely views of the garden and woodland beyond. The shared pool 9 x 5 x 1.1-1.8m depth is in a sunny position to one side of the house with security alarm and fence. There is also an adjacent ''boules'' area. Pool shared with FDE246.

The front door opens into a light and spacious open-plan living, dining and kitchen area. The living area has comfy sofas in front of an impressive fireplace with wood burning stove. There is a TV, DVD and stereo for your enjoyment as well as a collection of books and games. The kitchen is well equipped with a microwave, electric oven with 4 ring gas hob, dishwasher and fridge/freezer. There is a separate shower-room on the ground floor which also houses the washing machine. From the kitchen area, open tread stairs lead to one double bedroom, one twin, a single and a bathroom.
