The area is rural France at its very best – traditional architecture set amongst tranquil, gently undulating countryside, a paradise for cycling and rambling. The hamlet of Messac lies within 10 min drive of Montendre, which has excellent Thursday market, banks, tennis, bike hire, swimming lake and small golf course. Jonzac, 20 min drive, has a wider range of shops and excellent indoor/outdoor tropical pool complex “Les Antilles”. Beautiful golden sands of the Atlantic coast around Royan area 75 min drive. Ferry across the Gironde estuary at Blaye, 45 min drive, provides a lovely day out visiting the renowned wine estates of the Médoc; you may wish to continue on to the sailing lakes and superb Atlantic beaches stretching towards Arcachon. Historic Cognac with its world famous distilleries is 45 min drive, while Bordeaux is just 1 hour distant. Eurostar/TGV to Angoulême 60 km. International airports: Bordeaux 84 km/La Rochelle 136 km/Bergerac 105 km.

Delightful spacious Charentais farmhouse dating from 1787, beautifully converted and modernised, situated in a position of perfect unspoilt tranquillity. The property has 2 hectares of land including grass gently sloping to a small valley with its own woods beyond. Covered well in grounds. Generous covered terraces facing SW and W have views over the stunning salt-water heated “infinity” pool, 11 x 6 x 1-2m depth with Roman steps and security immersion alarm. The owners have retained lovely traditional features by extending the accommodation to include the property’s former wine and cognac barns housing an excellent games room with table tennis and table football. Gas BBQ. Two bikes (no helmets) for clients use. Two living areas and two kitchens means this house would particularly suit a multi-family party. Wide doors, ground floor bedrooms, level floors and the absence of steps at the external doors, terraces and poolside, all make the property convenient for the less mobile. The perfect location to enjoy al fresco living.

Beautifully equipped kitchen/diner with both gas and electric ovens, microwave, dishwasher, American-style fridge/freezer with ice-maker, large table and chairs, door to terrace. Main hallway with sep WC, door to barn/games room, also door leading to exterior utility room with washing machine and drier. Bed 4: super king-size (180cm), can be unzipped into 2 singles, ensuite bath/shower/ WC. Stairs from hallway to 1st floor. Family bath/shower/WC. Large Bed 2: super king-size (180cm), 2 singles and 2 folding beds. Bed 3: king-size (150cm), ensuite shower/WC. Stairs from kitchen/dining room to Bed 1: super king-size (180cm), can be unzipped into 2 singles, ensuite shower and sep ensuite WC. The ‘cottage’ end of the building has living/dining room with 2 sofas, table and 4 chairs, tiled floors. Kitchen area with simple cooking facilities, washing machine, microwave, wood-burner, and electronic piano. Bed 5: wide double (150cm), door through to Bed 6: single, plus narrow bunk bed.
