Across the hallway a separate dining room is ideal for family breakfasts and the pretty country cream kitchen with attractive red brick flooring together with a separate utility / cloakroom provides everything you could need. A central staircase leads up to the stylish bedrooms, and an attractive Victorian styled bathroom. Presented in soft neutral tones the double room features an ensuite shower cubicle and the twin has a pretty fireplace. The sunny rear garden is a lovely spot for dining al fresco or simply relaxing after a busy day exploring this beautiful area. The garden room provides plenty of space for storage of bicycles, walking boots or even surfboards as the fabulous coastline is just a forty five minute drive away! Situated in the centre of this charming and peaceful village with post office/general stores, and choice of character pubs serving good meals. A small road leads directly out of the village, over a humped back bridge crossing the River Mole and onto some of the most glorious parts of Exmoor National Park. Superb walking and riding beckons on the rolling moorlands with miles of trails and superb picnic spot destinations, including the renowned beauty of Landacre Bridge. Just three miles from the town centre amenities and quaint antique shops of South Molton, with choice of sandy beaches or more rugged Exmoor coastline within a 30 minute scenic drive.

The cottage was newly converted for the 2010 season to high specifications and is very comfortably furnished and well equipped, including oil fired central heating throughout. Three delightful bedrooms - double and two single bedded. Bathroom/wc with electric shower and heated towel rail. Additional wc in courtyard. Entrance hall with quarry tiled floor and useful space for coats, boots etc. Very comfortable, cosy living room with multi-fuel stove in original stone fireplace (logs available locally), TV, DVD. Spacious, fully fitted kitchen/dining room with pine table and chairs, electric cooker, microwave and dishwasher. Fully fitted separate utility room with butler sink, washing machine and freezer. Steps to fully enclosed south facing private garden with lawn, patio and garden furniture, ideal for children's play. Free roadside parking adjacent.
